Split-Dalmatia County and Split major draws for tourism investors

ulaganje 12 2018

In Split-Dalmatia County, 197 million EUR will be invested in tourism next year, with Split being the most attractive to investors. As many as eight four-star and five-star hotels are being built, and, according to their investors, they should open their doors to guests in the spring of next year.
Ernst Young, a consulting and auditing company, announced in its research that tourism investors find Split-Dalmatia County to the the most attractive region. According to their estimate, by 2022 the investments will include a total of 9,700 hotel rooms, almost 6 thousand of which are completely new rooms in high-rating hotels with four and five stars. The majority of them will be opened in Split, which chronically suffers from the lack of hotel beds, therefore, the eight new, bigger hotels and a whole host of smaller ones should improve that image. So, the first Croatian Marriott International with the Courtyard by Marriott brand to be opened by Dalmatia Tower, with 190 rooms and four suites, should start receiving its guests in April. Before the beginning of the season 2019, there will be an opening of the Amphora Resort hotel on the Žnjan plateau with a total of 207 rooms, a congress hall, a series of hospitality facilities, as well as three pools and a luxurious wellness. The new Radisson Blu Resort pavilion with 54 rooms and 15 suites arose at the location of the demolished former Split hotel complex. At the location of the former Kaliterna Park in Bačvice, the construction works on a hotel which will have 60 rooms on four floors as well as 45 parking spaces are in their final stages.
17 million EUR are being invested in the former Ambasador hotel on the Split promenade. The new Ambasador will have 101 rooms and apartments, 240 seating positions in the restaurant, a spa, a gym, a night club and an underground garage with 59 spaces, and its opening is scheduled for the summer of 2019. Vila Harmony, on five above-ground floors with 26 rooms, is being built on the parcel located east of the bridge connecting the City Harbor Split with Bačvice, and its investment amounts to 32 million HRK. When all those investments which are scheduled to receive guests in 2019 are finalized, Split should be around 1.5 thousand new hotel beds richer, which would still not reach the number of around 5 thousand hotel beds, let alone the 24 thousand beds in private accommodation.

Dalmatian hotels 89 percent booked

benchmarking 12 2018Dalmatian hoteliers can now be sure that probably the best business year to date is behind them: they had the highest average occupancy, their capacity utilization was as much as 20 percent better than the hoteliers' average in Croatia, and they have attained the highest prices of their services, which are almost 30 percent better than the average hotel prices in the country. Apart from that, they have the biggest overall average revenue per available hotel room, according to Croatian Hotel Industry Benchmarking.
Hoteliers within the four Dalmatian counties (Zadar, Šibenik-Knin, Split-Dalmatia and Dubrovnik-Neretva) have surpassed their peers from all other regions for the first time with their business and revenue results and are therefore at the top of the hotel industry, which was for decades reserved for successful hoteliers from Istria. Research shows that the average hotel capacity utilization in Croatia was at 86 percent before September, while at the same time Dalmatia had an average utilization of hotel capacities of 89 percent, which is three percentage points higher than in Istria. For four months (from June to the end of September), Dalmatian hoteliers were booked between 90 and 98 percent. Their average revenue per room was 116 EUR in July and August. At the same time, the average revenue in Istria was 87 EUR per room.
